1. Online Listing Activity + Traditional Marketing on Steroids + Analytics

Over 90% of potential home buyers search for their new homes online and by themselves.  That means having an Online Presence is now a crucial component of the overall marketing campaign in order to attract as much interest in your home as possible. 

My digital marketing team will maximize your home's online presence which includes social media marketing, search engine optimization (SEO), Online Syndication Marketing, etc.  And, of course, it includes the MLS® and
Global Reach - If there’s a buyer somewhere in the world who is willing to offer more for your property than the highest bidder in Canada, ISN’T IT MY JOB TO FIND HIM? For this reason, all properties listed with me will be promoted globally. 

My listings get pushed out to over 100 listing websites in 60 countries. 
As a result, your listing will have excellent online visibility so when it is searched online, it will not only completely fill the first page of the search result, but likely the second page as well.

Even when you have online and social media marketing experts on your side, you shouldn’t ignore traditional methods that are still effective.  My marketing campaign also includes mass mailing of coloured glossy “Just Listed” post cards (which also includes the ‘texting feature’) to approximately 500 to 1,000 people in your specific neighbourhood. The texting feature will text your home's listing info and photos to all who inquire.  And I also regularly hand deliver high quality 4-page coloured brochures to approx 100 immediate neighbours with a “Pick Your Neighbour” letter asking them to “Deliver this to friends and neighbours who may be thinking of buying a home in this great area”.

But that’s not doing what other agents don’t is what sets me apart. I will step-up the marketing to buyers with my unique offers to buyers In your area. This brings in even more interested and qualified buyers.

As for analytics, I can report not only on the number of views, but also on activity such as the number of photo views, emails to friends, shares, favorited, etc.  The analytics I provide also includes how the ad was viewed (computer, iphone, android, tablet).  As a further benefit, the listing of your home would also be picked up by a network of REALTOR® websites creating a multiple marketing effect.

2. PROJECT Management to sell your home

I’ve found it very productive to treat every home for sale as a separate Project. You are the owner, and I am the Project Manager. As Project Manager, I will outline the options available and point out the best route to get your house ready to market.

We’ll go room-by-room and take as much time as necessary for me to recommend options for you to consider that will make your home more inviting.  When you and the property are ready, a marketing plan is then discussed so that the best course of action for YOU is laid out.

Things can happen while the home is listed for sale, and many times things do happen.  When things don’t go as smoothly as planned, I become a part of the crisis management team. You can see from other pages on this website I have good experience in this area.

As your Property Manager, and while the property is listed with me, I am the one to call if you suddenly need a plumber, electrician, drywaller, painter or anything else.

In one home I “managed” during a listing I arranged for basement waterproofing, while in another home I arranged for the replacement of damaged carpeting and even co-ordinated the installation while the home owner was out of town.
